Frequently asked
Questions we hear every week
The most common questions about small second dwellings, grouped by topic. If your question is not here, the next free consultation is the fastest way to get a direct answer about your block.
Planning and approvals
Do I need a planning permit for a small home?
Most blocks in residential zones qualify for the Small Second Dwelling pathway, which avoids the standard planning permit process. We confirm what applies to your block during the free site assessment.
What is the Small Second Dwelling rule?
The Small Second Dwelling pathway lets eligible blocks add a second dwelling up to 60 square metres without the full planning permit process. Eligibility depends on lot size, zoning, and overlays.
How we work
How long does a small home take to build?
Typically 10 to 14 weeks once permits are approved and the site is ready. Pre-build approvals add 4 to 8 weeks depending on the planning pathway.
What happens in the free consultation?
A 30 minute conversation about your block, your goals, and the planning pathway that applies. We follow up with a written summary and a no obligation indicative quote.
Inclusions and materials
What is included as standard?
Stone benchtops, soft close cabinetry, floor to ceiling bathroom tiling, engineered hardwood floors, ducted heating and cooling, and a 7 plus star NatHERS energy rating. Every home ships with the architect designed inclusions list.
What materials do you use?
Australian engineered hardwood floors, stone benchtops, low VOC paints, double glazed windows, and locally sourced steel framing wherever practical. We publish the full materials specification with every contract.
Pricing and finance
How is pricing confirmed?
After the site assessment we issue a written, fixed price contract that covers the build, inclusions, certifications, and a defined allowance for site works. Variations are quoted separately and require sign off before they proceed.
Can I finance a small home through my home loan?
Most major Australian lenders treat a small second dwelling as a renovation or construction loan. We can refer you to specialist brokers who have funded our previous projects.
Warranty and after-handover
What warranties do you offer?
A structural warranty in line with Australian Standards, a workmanship warranty on every trade, and manufacturer warranties on every fixture and appliance. Warranty details are listed in the contract pack.
