Small Homes Victoria

Our process

From first call to handover, eleven well-run steps.

Every project follows the same journey. We share the schedule before contracts are signed, and we keep you across each step with weekly site updates once the build begins.

What to expect

A clear plan, before the first shovel

The first six steps are about design, permits, and contracts. Once you sign, construction is typically eight to twelve weeks on site. Steps seven through eleven are the build itself.

01

Initial consultation

A free phone or video call to learn about your block, location, goals, and ideal use (income, family, beach home, parents). We discuss eligibility, indicative costs, and timeframes, and answer any questions so you know we are the right fit.

02

Site assessment

A complimentary site visit and feasibility review. We come to your property to assess access, slope, services, and ideal placement, taking block orientation into account. You receive practical guidance on what is possible and any site-specific considerations to plan for early.

03

Design selection and customisation

Choose your model (The Twin or The Single), then personalise layout options, materials, colours, and fixtures. We guide you through our premium specification so every selection feels cohesive and elevated. You receive concept plans and a site plan showing positioning on the block.

04

Detailed quote and contract

A comprehensive fixed-price proposal clearly setting out scope, inclusions, exclusions, and allowances, covering everything from approvals to the finishing touches. Once approved, we finalise the contract and lock in your project timeline.

05

Design and engineering

Our architects and engineers (after soil reports) produce detailed construction documentation, structural design, and required reports. Everything is tailored to your site and prepared to comply with Victorian building requirements.

06

Permits and approvals

We manage the building permit application and all supporting documentation. You stay informed while we handle the paperwork and liaison.

07

Pre-construction

We coordinate site set-out, preparation works, and key service connections (water, sewer, stormwater, electricity).

08

Construction: footings, frame, and lock-up

Typically 4 to 6 weeks. Footings, framing, roofing, windows, doors, and external cladding are completed. The structure is secured and weather-tight.

09

Construction: internal fit-out

Typically 4 to 6 weeks. Plumbing and electrical rough-in, insulation, plaster, kitchen and bathroom fit-off, flooring, and painting are completed. This is where your small home transforms into a refined, high-quality space.

10

Final touches and landscaping

Typically 2 to 3 weeks. Decking, external works, and landscaping are completed, along with final fixtures and detailing. We conduct thorough quality checks and complete any final adjustments.

11

Final inspection and handover

Typically 1 week. Your building surveyor completes the final inspection and issues the relevant certification. We walk you through your finished home and hand over keys, warranties, and documentation. Welcome home.
