Last updated: 15 May 2026

Small Homes Victoria (we, us, our) respects your privacy and is committed to handling your personal information in line with the Australian Privacy Principles set out in the Privacy Act 1988 (Cth). This policy explains what information we collect through our website, why we collect it, how we store it, and the choices you have.

1. Who we are

This website is operated by Small Homes Victoria, a Victorian residential builder that designs and constructs small second dwellings. You can reach us at:

  • Telephone: 0488 148 827
  • Email: [email protected]
  • Postal address: Apartment 401, 220 Church Street, Richmond VIC 3121, Australia

2. The information we collect

We collect personal information only when you choose to provide it or when your browser shares it with our analytics tools. The two pathways are:

2.1 Information you submit to us

When you complete the contact form on this site we ask for:

  • Your name
  • Your email address
  • Your telephone number (optional)
  • The suburb, postcode, or block address you are considering
  • The message you write, including project context, budget, and timing you choose to share

2.2 Information your browser shares automatically

When you visit this website we use third-party tools that may set cookies or process technical information about your visit, including your IP address, device type, browser version, referring page, and the pages you view. The tools we use are:

  • Google Analytics 4: aggregate site analytics. Sets first-party analytics cookies once you have given consent.
  • Meta (Facebook) Pixel: advertising measurement. Sets Meta advertising cookies once you have given consent.
  • Cloudflare Turnstile: an anti-spam check on the contact form. Issues a short-lived challenge token; no advertising or cross-site tracking cookies are set.

Until you grant consent through our cookie banner, analytics and advertising scripts are not loaded and no cookies are set by Google or Meta. A minimal first-party preference is stored so we remember your choice.

3. How we use your information

We use personal information for the following purposes:

  • To respond to enquiries you submit through the contact form.
  • To confirm and run consultations you book with us.
  • To understand how visitors find and move through our website so we can improve it.
  • To measure the effectiveness of our advertising and marketing.
  • To meet our legal and contractual obligations.

We do not sell your personal information. We do not use your information for automated decision-making that produces legal or similarly significant effects on you.

4. Who we share it with

We rely on a small number of third-party service providers to operate the website and the enquiry path. Each provider has its own privacy policy and is bound by either Australian privacy law, the EU General Data Protection Regulation, or a comparable framework:

  • Amazon Web Services (AWS): hosts the website and processes contact-form submissions via Amazon Simple Email Service. Data is held in AWS regions inside Australia where available.
  • Cloudflare: provides the Turnstile anti-spam check and protects the website from abuse.
  • Google: provides Google Analytics 4 and serves embedded Google Maps content where you choose to load it.
  • Meta Platforms: provides the Meta Pixel for advertising measurement.

We do not disclose your personal information to any other party unless you have given consent, or we are required or authorised to do so by Australian law.

5. Overseas storage

Some of the providers listed above store and process data outside Australia, primarily in the United States and the European Union. By submitting your information to this site you consent to your data being handled in those locations. We choose providers that publicly commit to data-protection standards comparable to the Australian Privacy Principles.

6. How long we keep it

Contact-form submissions are emailed to our office inbox and retained there as long as the enquiry is commercially relevant. We do not store contact-form data in a customer database or CRM. When an enquiry is no longer active you can ask us to delete the related emails at any time.

7. Security

We take reasonable steps to protect personal information from misuse, interference, loss, and unauthorised access. Connections to the site use HTTPS. Office inboxes are protected with two-factor authentication. We rely on our service providers to maintain the security of the systems they operate on our behalf.

No transmission over the internet is completely secure. While we take reasonable steps to safeguard your information, we cannot guarantee absolute security.

8. Your rights and choices

You have the right to ask us:

  • What personal information we hold about you;
  • To correct information that is inaccurate or out of date;
  • To delete information we no longer need to keep, subject to our legal and record-keeping obligations;
  • To withdraw the analytics and advertising consent you previously gave (you can do this at any time using the cookie banner, or by clearing this site's cookies in your browser).

To exercise any of these rights please email us at [email protected]. We will respond within 30 days.

9. Cookies and how to control them

Your browser allows you to refuse or delete cookies at any time. Doing so will not stop you from using the site, but parts of it (notably any embedded maps) may not work as expected. You can also use our cookie banner to update your consent without leaving the page.

10. Children's privacy

This website is intended for an adult audience. We do not knowingly collect personal information from anyone under the age of 16. If you believe a minor has provided us with their information please contact us and we will delete the record.

11. Complaints

If you have a complaint about how we have handled your personal information please contact us first using the details in section 1. We will acknowledge your complaint within five business days and aim to resolve it within 30 days. If you are not satisfied with our response you can complain to the Office of the Australian Information Commissioner (OAIC) at oaic.gov.au.

12. Changes to this policy

We may update this policy from time to time to reflect changes in our practices or in the law. The date at the top of the page shows when it was last reviewed. Where the change is material we will draw your attention to it via a notice on the homepage for at least 30 days.
