Terms and conditions
Last updated: 15 May 2026
These terms set out the basis on which Small Homes Victoria (we, us, our) makes the website at smallhomesvictoria.com.au available to you. By using the site you agree to these terms. If you do not agree, please do not use the site.
1. Who we are
This website is operated by Small Homes Victoria. You can contact us at:
- Telephone: 0488 148 827
- Email: [email protected]
- Postal address: Apartment 401, 220 Church Street, Richmond VIC 3121, Australia
2. About the site
The site is a marketing and information resource. It describes the small second dwellings we design and build, the planning rules that apply in Victoria, and the way our process works. It is offered for general information only and does not constitute professional advice. Site content can change without notice.
3. Acceptable use
You agree that when you use the site you will:
- Use it for lawful purposes only;
- Not interfere with its operation or security;
- Not attempt to gain unauthorised access to any system or account associated with it;
- Not use automated means (scrapers, bots) to harvest content beyond what is needed to index the site for ordinary search-engine purposes;
- Not upload or transmit any material that is unlawful, defamatory, infringing, or harmful;
- Not impersonate any person or misrepresent your affiliation with any person.
We may suspend access or remove content that we reasonably believe breaches these conditions.
4. Submissions and enquiries
When you submit an enquiry through the contact form, you confirm that the information you provide is accurate and that you have authority to provide it. We will treat that information in accordance with our privacy policy.
A submission is not a binding agreement to design, build, or supply anything. Any project we undertake together is governed by a separate, written design-and-construct contract that the parties sign before works begin.
5. Pricing, lead times, and inclusions
Indicative prices, square-metre figures, lead times, and inclusions lists shown on the site are accurate at the date of publication and reflect typical projects of that type on standard residential blocks. Final figures depend on your site, your selections, and current pricing from our suppliers, and are confirmed in a written quotation before any contract is signed.
Where a price is described as "from", that figure is the lowest currently available for that configuration. Where photography shows a finished home, the actual home you receive may vary in finishes and details.
6. Intellectual property
The text, images, layouts, designs, drawings, plans, and brand identity shown on this site are owned by Small Homes Victoria or used under licence. Floor-plan illustrations are credited to their architectural authors where shown.
You may view, download, and print pages of the site for your own non-commercial reference. Any other use, including copying, redistribution, public display, or commercial reuse, requires our written permission. You must not remove any copyright or attribution notices.
7. Australian Consumer Law and our liability
Nothing in these terms limits, excludes, or modifies any consumer guarantee, right, or remedy that you may have under the Competition and Consumer Act 2010 (Cth) (Australian Consumer Law) or any other law that cannot lawfully be excluded.
Subject to those non-excludable rights, the site is made available on an "as is" basis. We do not warrant that the site will be uninterrupted, error-free, or free of viruses or other harmful components. To the maximum extent permitted by law, our liability to you arising out of or in connection with your use of the site is limited to, at our option, re-supplying the relevant information or paying the cost of having the information re-supplied.
8. Third-party content and links
The site may include links to, or content from, third parties such as Google Maps and social-media platforms. Those services are operated under their own terms, which you are responsible for reviewing. We are not responsible for the operation, content, or practices of any third-party service.
9. Privacy
Our handling of personal information collected through the site is governed by our privacy policy, which forms part of these terms.
10. Changes to these terms
We may update these terms from time to time. The date at the top of the page shows when they were last reviewed. Continued use of the site after a change has been published means you accept the updated terms. We will not apply a material change retrospectively to a project already under contract.
11. Governing law
These terms are governed by the laws of the State of Victoria, Australia. You and we submit to the non-exclusive jurisdiction of the courts of Victoria for any dispute that arises out of or in connection with these terms or your use of the site.
12. Contact
If you have a question about these terms, please contact us at [email protected] or via the contact page.
